Buying a House on a Nurse's Income: How Do Nurses Afford $450,000+ Houses?

One of my goals is to eventually be able to purchase a house.  Many of my nursing colleagues are purchasing homes that are worth $450,000, $500,000 or even more.  Sadly, my budget is about half of that or even less, which means the houses I have to choose from are not appealing.  Most of them are small, old, or both. 

I am just curious how other nurses manage to purchase decent houses? I've been looking through my income, and I just can't find a way to make it possible to incorporate such a house into my budget.  I am salary, so there are no opportunities for overtime.

What are other nurses' experience with buying houses? How did you make it work? Did it require switching jobs? Inquiring minds want to know!

I am not a hater (you are quick to give a label to a person.) I have a good memory when I read content and comment. If you can't tolerate scrutiny avoid providing facts. I only posted about your car because of cognitive dissonance. I am a good business  person- attention to detail is very important, developing this skill has actually been very helpful. I have also found that. I have found not labeling nor being quick to judgment really helps in business.. I do not buy business  property BUT I received a call last Summer about a book (published 1669)that was the first discussion of the physiolgy and anatomy of the heart.  I collect books, Price available at book sellers was $10,000. I bought it at less than 10%. 

Amazingly with my businesses (concurrent with working as a Nursing Professiona)l I put 2 children through expensive college. They graduated with no debt nor did I have debt.

I am actually positive but I abhor those who take advantage of immigrants trying to establish a life here. 

 

You said you had invested in a great car repair place and then mentioned you needed a repair. Perhaps it mended itself.  Curiously I wonder if my Lexus/Jeep will self heal. I guess you have no need for repairs on an idestructible care. like a Toyota. BTW previously would said you had a Mercedes. 

 

Thanks, I was going to say the same things. Curious1997, you mentioned the cheap labor of immigrants, which tells me they are paid cash, not paying taxes many times. You mentioned businesses that fly under the radar of city hall, which smells like a questionable situation. You made the comments, so save your indignation. If the businesses that the LLC that you created  is involved in illegal activity or not is irrelevant to me, as you're not in my house. But, you can get in a boatload of trouble if there is illegal activity.

Tell you what, it's a free world. Either you like what I said or you don't? Your choice. I offered information. Dissect it however you want. I honestly don't have the time to waste anymore. Spring is here and things to do.

I have an addiction to diet soda as well, but I buy them in bulk at the grocery store. I think I spend maybe $20-30/month on soda? Maybe less. 

6-10 at about $1.75 is about $17/day. That is crazy!

Yes, it probably adds up to about $400/month.  Yeah, I probably could save that money for a house,  but even if I did so, I wouldn't be able to afford the kind of house I'm looking for anyway.  Therefore, I enjoy my pop since it brings me joy and helps me get through my demanding work shifts.  As posters have said, a $450,000 + house likely isn't realistic for a single nurse to begin with.

I think what I don't get about your logic, is that while you may not be able to afford the type of house that signifies the level of success you want to display, how does owning no house at all signify more success than owning a modest home?

It doesn't. I'm just not motivated or inspired to spend years worth of income on a house I'm not proud of

I don't think that's the accurate way to look at it.  When you're renting, you are spending "years worth of income" since you'll never get any of that money back.  When you buy a home you aren't "spending" in the same way you are when you're renting, you're putting you're income somewhere in order to get it back one day.

You could save for something, an emergency fund, retirement, HSA, IRA or even a vacation or Christmas fund.  Early in my nursing career, I started saving in a 403b and was able to take out a loan on it to buy a car and later my house.  The knowledge that I could access some of the money as a loan spurred me to begin saving for retirement before I knew anything about personal finance. 

Four hundred dollars a month is a huge amount of money for soda and snacks!  You could save a lot simply by buying at the grocery store or Sams Club and get a small dorm fridge for your office to store it. 

Also just for your health I hope you cut back on the soda, the caffeine and artificial sweeteners are both bad, especially when you are drinking so many a day.  The caffeine is probably raising your BP and stressing your heart and it is linked to headaches too.
