Rescinding an accepted offer...

Well, I just got accepted into 1 of 2 of my applied schools for FNP! I am so excited! However, this is my 2nd choice, I will not hear until May for the other school. So, my question is...how do you go about rescinding an offer after accepting? Unfortunately, the school I was accepted to has given me a deadline to reply; the deadline is next week! I am not 100% sure I'll be accepted into my first choice so I do not want to decline this offer. Also, I feel terrible about potentially rescinding this offer if I am accepted into my first choice program. Have any of you guys experienced this?
