Developed a "cheat sheet" study guide & want to get it under copyright

I'm a nursing instructor and have a great idea for a cheat sheet study guide for some OB material. I want to get it copyrighted and be able to eventually sell it and/or get credit for others using it. Would the school that teach for have rights to it or any money I would make off of it? I have been working on it at home, not on the school's time. I'm unsure whether or not to pursue this if it's a conflict of interest but I know many nursing study guides and nclex review materials etc have been created by nurses and nursing instructors.
