Gilbert, AZ info please?

We are considering a move to Gilbert, AZ. Can anyone tell me about schools, neighborhoods, good/bad areas, home prices, lifestyle................anything would help.

Where are you from?

I live in Tempe AZ not far from Gilbert.

I can't give you much info on home prices until you tell me what type of home you're looking for; you can go to homes.com and type in the zip code.

You might use this cost of living comparison tool to give you an idea on that...

Gilbert is low desert, hot in summer; yeah... its a dry heat but so is the heat in my oven... :)

There are areas that are not great in Gilbert (also true of Tempe)..

I'm with what Mark said. I live in Tempe also, so in the east valley, but not as far east as Gilbert.

If you plan on living in Gilbert, I would look for jobs in the east valley, or your commute to Phx could be quite long.

We are looking for a 3-4 bed with 2 bath one level. Pool would be a bonus is a good part of town. We have one child who would be going into Grade 9. Low crime is very important to us s well as a good school district. I have no desire to drive into PX for work. WE are looking for small town charm IN a small town.

Is that possible in that area? Dry heat is good! The humidity here kills my asthma.

If you're looking for a small town charm in a small town .... you're not really gonna find that in the Phx valley. Yeah Gilbert is a smaller town, but it's still within the huge Phx metroplex.

Gilbert used to have that small town charm, but then, like the rest of the valley, houses built up in and around it, and people flooded in.

The dry heat helps my asthma, but the brown air here doesn't!

I can tell you about Gilbert, I've lived here for 10 years!! I LOVE it here, it definitely is that small town feel with all the ammenities of big city living. YOu're close to a number of freeways, so easy access to different areas (jobs) in Phoenix, Chandler, Mesa, etc. The school district is one of the tops in the area, that being said, I'd look into Higley High School (which has been moved recently I'm pretty sure) as the high schools in Gilbert are HUGE (graduating class over 1000 students) and a kid could get lost in them. I've had three kids graduate from the high schools here, one of my kids I actually did a boundary exemption so she could go to Higley High School. It's a smaller high school and she excelled there.

Housing is continuing to go down in price and my advice would be to rent for a while, get an idea where you want to live, and THEN buy a house. Houses are going to continue going down in price and you'll soon be upside down if you buy now. I have a friend who bought a year ago, builder was asking 285K, she offered 225K, it was accepted, she just found out her house is now worth 175K, so there's no way she can move now, she's stuck. Foreclosures are on every street, everyone is short-selling, we were really affected by the housing market bubble, and it's continuing to burst here.

There really aren't a lot of 'bad' areas in Gilbert. There are some areas that are less expensive to live in and you have your share of crime there, but all in all it's a family oriented town, with houses instead of apartments so the median income is higher than surrounding areas.

And as for the asthma problem, it's a myth that Phx is good for that. It used to be, but with everyone bringing their local plants here, all the swimming pools, golf courses etc, this is not a good place for people with asthma anymore. Everyone I know has asthma here, including myself, my son, my husband, and I never had it before. Allergies are rampant, we have many grasses, weeds, trees etc that cause them. TG Zyrtec is OTC now!! :lol2:

Dry heat..........much better than humidity anyday! And the renting idea sounds like a good idea.

My comment on the weather is this: out of the six straight, unrelenting months of hot summer weather (avg 114 degrees or so) that at least 3 months of those hot 114 degree-ish weather days IS humid. Our monsoon season brings the humidity and it seems to last longer than it did 20 years ago. I remember when it started the end of June and left around the end of August - it is lasting longer than that now.

I also remember 20 years ago that when you drove into Gilbert on hwy 60 there was nothing but fields once you got past Tempe. We used to play their football team and the city was known for the number of "cowboys" they had. It was sooooo very small town back then. Now, it looks like the regular old burbs. No matter where you move to, there's gonna be crime. I would check Gilbert's city/govt website to see what they report their crime stats to be.

I don't know where in AZ you live, but where I live (Tempe) there are not 6 months of 114ish degree weather LOL. And 3 months of humid days? Not here. Yeah, during the monsoons it gets more humid, but it sure doesn't last 3 months ..... although I wish it did, I LOVE the monsoons!!

I live in the West Valley and the monsoon season is lasting longer, from June/July-ish thru September. It may not rain everyday, but the humidity is there. The avg relative humidity for the Phoenix area for June 30%, July 43%, August 50%, and September 48%. I found that on cityrating.com...now I did not agree that their avg temps for those months are mid 90s - that is a total untruth. The relative humidity combined with daily temps over 100, that's fricking hot and miserable!!!

I would trade in 90% humidity anyday!

Days here in Indiana get to be close to 100 but the humidity level is so high in the summer, you sweat sitting on the porch in the shade. So 50% humidity sounds like heaven to me!

Any history of mudslides in that area???
