Buying a House on a Nurse's Income: How Do Nurses Afford $450,000+ Houses?

One of my goals is to eventually be able to purchase a house.  Many of my nursing colleagues are purchasing homes that are worth $450,000, $500,000 or even more.  Sadly, my budget is about half of that or even less, which means the houses I have to choose from are not appealing.  Most of them are small, old, or both. 

I am just curious how other nurses manage to purchase decent houses? I've been looking through my income, and I just can't find a way to make it possible to incorporate such a house into my budget.  I am salary, so there are no opportunities for overtime.

What are other nurses' experience with buying houses? How did you make it work? Did it require switching jobs? Inquiring minds want to know!

Now in defense of America. We have created a country that aside from being really isolated culturally, is very easy to navigate in many ways. 

It might not be easy to get a good education or cheap or all round, which thankfully since we have so little interaction with the rest of the world is not such a hindrance, but we are a country of entrepreneurs, ignorant entrepreneurs, but go getters. Very independent people which has many positives, but also really bad negatives. 

We are an extremely selfish, self centered culture with little respect for anyone else. What has always amazed me is how we have allowed about a million people to enslave the other 300 million of us! AND we haven't French revolutioned their asses! It's coming undoubtedly, look at the insurrection! When those morons wise up as to what the republicans have done to them, it'll be Purge city. They won't remain ignorant forever! 

They have blanketed us with their laws and poisons, but I can see gradually that people are becoming aware. Imagine the balls it took to what happened in Georgia and they are trying to to replicate everywhere. It only succeeds because of the inherent racism that exists in Americans. That has been achieved through wayfully inadequate education. All of those right wing nut jobs identify with white Europeans, the same white Europeans that the ENGLISH, note not British, just ENGLISH, and only a select few, who pointedly discriminated and enslaved the Irish, Scottish, Jewish, Italian and other European immigrants less than a hundred years ago. If you were Catholic or anything but C of E or similar, you were a 2nd class person. And the descendants of those people are the same ones discriminating against each other. 

The English were really brilliant about setting people against each other! Made every one feel inferior! Even though that's my ancestry, call a spade a spade! Even in Sweden and Denmark, Macawake, you have your racism and Christian problems. 

But then look at what happened when America woke up and gave Joe Biden the leadership! From being a third world country of the ultimate moron Trump with the highest levels of deaths and infections from Covid, in a few short months we are the world's leaders in vaccination and except for a few republican states, we will beat this pandemic before every one else! 

When Americans decide to act, we are undoubtedly the best at logistics and making things happen! We just need the right people in situ. If Biden reforms the Supreme Court, all America's problems are solved! That's all it would take! Domino effect!

Without those years counting, I almost didn't qualify for social security. The last couple years I worked for a state institution that had a pension program instead of social security. With so few years invested in the pension I would have been hurting....kind of caught in limbo between too few years for SS and too few years of pension.

America is not superior, but it is different and has many wonderful attributes.  Any one can get the money to go to school. Note that I ran up my student loan debt on top of grants that would have paid 100% of my tuition (because I went back as an adult learner to be an RN).  There are absolutely free sources of education such as KhanAcademy.org or EdX.  My mother in law makes the rounds between about six different food banks despite having a good social security index. One can choose to live in a relatively left leaning state like New York or California with high state income taxes or can instead choose to live in someplace like Wyoming, Tenn, Florida or Texas with no state income taxes and a right of center culture.  One can live in an urban environment or a rural environment.  As to car safety I only drive Toyota and Honda mini vans because the research that I have done indicates that they are among the safest and we have never gotten less than 400K miles out of them. Also in a pinch one can easily live in their mini van something that is much harder in a car. Also, people are often complaining about our health care but considering how little exercise we do, how obese we are and our other tendencies it does a great job.  Also leads the world most years in charitable donations https://www.washingtonexaminer.com/americans-are-worlds-most-charitable-top-1-provide-1-3rd-of-all-donations . It also pays more for defense from nations like China and Russia than every other nation combined.  Where else can you find the best jazz, barbeque, sports leagues and outdoor combined with urban opportunities.  Many of the breakthroughs like the Covid vaccines to advance A/I come from the United States and if we get fusion tech or UFO "anti gravity" tech (see the Navy Go Fast videos released by the Navy) it will probably be from the United States as well. It is not a perfect country to be sure but it is wonderful in many ways. My point was not that it was "better" than Europe only that it was different and I very much prefer it here.

Have you ever seen the Amalfi coastline or Tuscany or the south of France or the German alps in Bavaria or any of the countryside of Great Britain? Or driven, I think it's called the E39 from Bergen to Trondheim in Winter or even visited Moscow or St Petersburg or Prague or Barcelona or Seville etc? Think about how much we laud New Orleans for its quaintness, now think about Toulouse or Budapest? On our doorstep, Bamff or the Canadian rockies? 

I'm also pretty sure that our vaccine was derived from an Oxford or Cambridge researcher's research. 

You live in a microscopic world based on your views. It's an amazing beautiful world out there and it's extremely arrogant to believe we are the best or the most technologically advanced!

I don't disagree that many places in the world are also beautiful but so is America. Perhaps that is why so many people come to visit here and why we have more immigrants than any other nation (perhaps more than every other nation combined).  I believe Donald Trump was a good President and represented those of us who are conservative quite well.  I also believe that Biden is doing a good job of representing his voter base.  As someone who believe that rights emanate from a Creator and not from government it was the very basis of our Declaration of Independence "all men are created equal and endowed by the Creator with certain unalienable rights" .  I would support a female President so long as she represented my values Nikki Haley or Kristi Noem would be good choices.  Why does America need to be bad for the rest of the world to be amazing?   Everyplace is unique in it's own way after all I believe it was created by an wonderful God, but I happen to be particularly fond of the United States. What is wrong with that? I do not denigrate you for your love of the places you reference.

As long as you understand that other places and people are just as important as us! We have no singular rights to being the best, not as long as we treat women and LGBT, black and brown people as we do!

Again, I care for females, and LGBT everyday with good jobs and vibrant lives. True some have experienced discrimination, and that is bad.  At the same time we have made great strides in most aspects of racial, gender, and other areas of equality (thanks to the efforts of both Democrats and Republicans).  Indeed as someone who sees issues like abortion as a form of racial genocide and the welfare state and the so called "war on poverty" as largely a failure with the net result being to create a permanent underclass I believe Republicans to be more the party of opportunity for all who aspire to a strong middle class.  I see the modern Democratic party becoming ever more the party of the materialistic, agnostic, uber intellectual elite who derive their values from those like Hagel believing that the social collective is more important than individual liberty and Republicans representing "life, liberty, and propery" or the Lockian/ Montesquieu ideal. If you want to be more like China then you should  perhaps be a Democrat. If you instead wish to live in a constitutional Republic that gave us the greatest free market the world has ever known then Republicans may be more to your preference.

With that said, even if I were to cut back on my Diet Pepsi purchases, I still would not be able to afford the type of house I'd like. 

If you did the math, you would be very surprised at how fast the little things add up.  (There are a few good reasons to lose a Pepsi a day habit.)

It was very good advice to speak to a financial counselor; would be a good use of the fee involved.  That person could clarify a lot of things for you and make the whole process a lot less bewildering.

1.  Start looking for ways to save money.

2.  Start looking at online realty sites just to get an idea of what's out there.  Does your city have cheaper bedroom communities?  What would the commute look like?

No reason this can't be a fun and educational challenge and eventually gets you into your dream home.

My poor choices gave me most of my problems and this country also continues to provide an opportunity to correct them and that occurs (to this point) under both Republican and Democratic administrations. I have never insulted your intelligence or education. Rather I assert that you have a different value set that will result in supporting (likely) different political candidates (ones that I would disagree with). That is okay and welcome.  Our diversity is part of what makes this nation strong. It is okay for you to hate Trump and me to dislike Biden it does not mean that one of us is more intelligent, educated or otherwise superior in any way. Rather, it reflects different perspectives.  

As for owning a home I would argue that living in a low income state is one thing that can make that more possible.  Consider if you live in Florida or Texas with no state income tax rather than say Mass, California, or Hawaii you will likely have a lower cost to own (although still high), but the 5 to 8% that you save in state income tax would likely equate to 5 to 10K per year just depending upon your household income (not including interest that you might earn on that income)..

What can you expect from a supporter of Kristi Noem or Nicki Haley who has turned out to be a Trump sycoohant.  I would like to hear from M. just what good legacies Trump left us with? I don't feel safer or better off in any way for his policies..speaking as a "chump";  you know, one if those people who pays their taxes.
